Promotion terms

1. Promotion begins on April 9, 2010 and ends either on September 10, 2010 or whenever all 1000 "cruise certificates" have been given away (the "Promotion Completion Date"), whichever comes first. Promotion is being sponsored by Complementary Real Estate Services Inc. (Registration #10242) [which is an independent member of The Mortgage Centre, and will be referred to below as the "sponsor").and is available only through authorized brokers and agents of the sponsor.

2. To be eligible for this promotion, visit the sponsor in Guelph, Ontario during the promotional period and complete a mortgage request, and comply with all the following criteria (your mortgage must be accepted by one of the sponsor professionals before the Promotion Completion Date):

(i) you must be a resident of Canada (excluding residents of the Canadian province of Quebec; this promotion is not being conducted in Quebec)) who is of the age of majority in their Province of residence,

(ii) you must supply the following to the sponsor's mortgage consultant:

- a copy of the accepted Offer to Purchase for the property that the mortgage will apply to along with a land survey for that property that has been conducted by a certified survey professional

- if employed, a salary letter from your employer

- if self-employed, a financial statement for the past three years plus personal income tax returns for the past three years

- confirmation that your down payment came from your own resources (e.g. bank statements or a gift letter)

- a list of all your assets and debts along with relevant account numbers

- a copy of the Real Estate Listing if buying an existing home

- a copy of condominium financial statements, if applicable

- if buying a home to be constructed, the following is required: a picture of the property, a copy of the building plans and specifications, the land survey, plus your agreement with the builder

3. The first 1000 eligible mortgages issued by the sponsor during the promotional period by persons who have their mortgage approved before the Promotion Completion Date will be given the following cruise package (only one cruise package per mortgage):

- A 5 day/4 night Carnival cruise certificate for 2 persons on any 5 day/4 night cruise operated by Carnival cruise lines departing from Miami Florida, Port Canaveral Florida or Los Angeles California, within 12 months of the awarding of the Certificate, in the minimum cabin class for the cruise/date selected (if the minimum cabin class is not available for that cruise/date then that specific cruise departure date is not eligible for booking).

The following specific conditions apply to this offer and its Certificate:

(i) the cruise certificate is subject to a number of important conditions which will be outlined on the cruise certificate itself and all those conditions will apply to the use of the certificate the cruise certificate provides only those services offered as included in the cruise price by Carnival cruises for the date and itinerary selected and costs of everything else are the responsibility of the person to whom the certificate is awarded including return airfare to/from the certificate holder's place of residence to the departure point of the cruise, taxes, port charges, gratuities, health insurance, items of a personal nature on the cruise,

(ii) if the participant does not utilize any aspects of the cruise, and/or does not return the releases to be received by the Sponsor within 30 days after they have been sent to participant, that person will forfeit the certificate in its entirety and nothing else will be given to that person in its place (releases for the participant and travelling companion must be properly signed and returned and received by Sponsor within that 30 day period; release will be sent by courier and/or registered mail to the address stated on the current address of the participant on the date they take out the mortgage unless the sponsor is otherwise advised in writing),

(iii) the sponsor and/or their representatives reserve the right at any time to: (a) place reasonable restrictions on the availability or use of the certificate or any aspect of the certificate or (b) substitute the offer or any aspect of the offer for any reason so long as an offer or aspect of comparable price is substituted,

(iv) travel arrangements may only be made through the booking agent Odenza (contact Rick Peters at 1-866-225-1068), and the person making the booking must pay to Odenza a $50 booking fee per person (in US$'s) at the time they make their booking.

(v) winner and travelling companion must have valid passports and visas (with the term "valid" being defined as what is valid under Canadian, United States and foreign laws) at the time of departure from Canada including up to and including the time of return to Canada and in the event for any reason the winner does not have a valid passport/visa at the time of departure neither the winner nor their travelling companion may travel and the certificate will be forfeited in its entirety and nothing will be substituted in its place but if at the time of departure the winner does have a valid passport/visa and travelling companion does not have a valid passport/visa the winner may travel though the winner may not substitute new travelling companion,

(vi) the participant will be responsible for all fees charged by Carnival cruises and/or the booking agent to change a date booked, and

(vii) by accepting their Certificate, the winner agrees to waive all recourse against the promotion sponsor, and those associated with them, if any part of the trip or any services that form part of the trip, do not prove satisfactory, either in whole or in part.

By accepting their certificate, that person agrees to the use of their photograph or likeness, and name and city of residence, without compensation, in all publicity campaigns related to the promotion.

The decision of the sponsor in respect of any matter in dispute is final and without appeal. All Federal, Provincial and Municipal laws and regulations apply.

Sponsor reserves the right to change the terms and conditions of this offer at any time and for any reason.

Certificate must be accepted as awarded, in the name of the recipient, may only be redeemed by the person to whom the certificate is issued, is not transferable, no cash value will be given for a certificate and certificates may not be sold or traded. No correspondence will be entered into except with the certificate holder. Persons who do not or fail to comply fully with these terms will automatically forfeit their certificate and nothing else will be substituted or given to that person in its place.

Personal information about entrants collected in connection with this promotion is collected for the purpose of administering this promotion, though sponsor may use the personal information to send entrants information about Sponsor's products and services (you may decline to receive such materials by contacting Sponsor at the following address and requesting that your name not be included for such matters):
